Both New York and New Jersey have adopted laws requiring the sellers of residential properties to tell buyers, and landlords to tell tenants, about known flood risks.
Current FEMA flood maps only reflect historic conditions, not future flooding, misleading insurance brokers and insureds about actual risks.
Insurers should become familiar with these New York environmental developments and laws enacted in 2018.
