Keys to inspecting roofing claims

When it comes to roofing issues, insurance investigators know that not all damage is covered.

Roofing issues come in all shapes and sizes, and for adjusters and inspectors, knowing what to look for regarding a claim can mean the difference between a covered loss and routine damage. Some problems may be visible on the surface and others can lurk under the shingles and sheathing, causing a host of interior issues.

According to Heidler Roofing, there are several water-associated issues to look for during an inspection. These can include:

Water stains on walls and ceilings: Brown water stains can indicate a plumbing leak; however, growing spots on ceiling tiles, particularly for the top floor of a building, can be caused by an active roof leak. The causes could be storm damage or technicians working on rooftop HVAC systems. Foot traffic can cause older materials to break down, allowing a roof to leak. Installing new mechanical systems or even repairing existing ones may require new piping or other openings into the roof structure, which can also cause unseen gaps and leaks.

Mold & bugs: Mold growth or an infestation of insects can be signs of a water leak from the roof. In addition to remediating the problem, make sure the actual source of the issue is determined.

Up on the rooftop: Whether you’re using a drone, a remote camera or actually walking the rooftop, look for seams, gaps and other visible holes on the roof. Gaps in flashing or other seams will allow water to enter and should be addressed quickly.

Low spots, warped materials or distortion, ponding, bubbling or uneven surfaces are also indicators of problems. When water doesn’t drain away properly, it can damage building materials and dissolve adhesives. Also check for debris in gutters and downspouts, since leaves and twigs can clog them and affect their efficiency.

Identifying the cause of a roofing claim and any contributing factors can help in determining whether or not coverage applies.
