Coverage for Rental of Space for One Week

Does the homeowner have coverage if they rent their home out for one week, not using the “home-share network platform” ?

Personal property of others can be covered at the request of the insured for a guest as long as the premises is occupied by the insured. However, property of roomers, boarders and other tenants unless related to an insured is excluded. No length of time is given, and if the people are paying for use of the premises even for one week, that's technically a rental and there would not be coverage for their belongings.

 

Personal property of the insured is covered on a named perils basis; as long as any damage is due to a named peril there is coverage. Acts of the tenant however are not unless they are a named peril.

 

For liability coverage, a one-week rental is not apt to fall into the business category. There should be liability coverage. If the tenant damages property of the insured, it is not covered under the liability section as the insured cannot be liable to himself; coverage would have to be found under section I.

 

The med pay exclusion is only for those regularly residing at the “insured location”, which does not seem to be the case here. There is no liability coverage for damage to property of others. Property rented to a tenant is not covered.
