Liability for Other Residences – Full or Part-time

I am looking for an opinion regarding the ISO DL 24 04 12 02 edition. Does this form provide liability coverage for additional residences rented to others on a full time basis, or only a part time basis? The form is really not clear.

In order to understand the endorsement you need to refer back to the policy form. The endorsement states that liability applies to the definition of “insured premises” and to the exception to the business exclusion under paragraph b. In the exception to the exclusion, coverage is for the rental of an insured location if it is used in part only as a residence unless a single family unit is intended for use by the occupying family to lodge more than two roomers or boarders.
Since neither the form nor endorsement indicates whether coverage is provided for part-time or full-time rentals, standard practice is to go in favor of the insured. So the property could be rented full or part time. Remember however, that there are vacancy provisions in most property policies that could eliminate coverage if the residence was left vacant for sixty days or more.
