Parking Lot Coverage with Commercial Property Form

February 4, 2013

We have an insured that is a church, and it has had several occurrences of vandalism to the parking lot. This latest instance was someone tearing up parts of the parking lot and throwing the chunks of parking lot on the roof. There was a little damage to the roof, but the parking lot was also damaged. Under provisions of a commercial property policy there is some coverage for items like trees or shrubs, but how do you properly cover a parking lot? This church can park several thousand cars at a time, and there is a significant amount of value invested in the parking lot. The first question is would the property portion of the commercial policy extend coverage? If not, what is the proper way to cover a parking lot? This is not a parking structure, just a parking lot.

A parking lot would fall under property not covered on the ISO Building and Personal Property Coverage Form—the section relating to bridges, roadways, walks, patios, or other paved surfaces. ISO provides an Additional Covered Property endorsement, CP 14 10, which allows property not covered to be added back to the form as covered property.
