HO 3 and DP 3 Differences

What are the main differences between the HO 3 and DP 3 policy forms?

The DP 3 provides property coverage only, and does not provide any Section II liability coverage. The HO 3 is, in general, broader and provides more coverage including section II. The HO 3 specifically defines a number of terms while the DP 3 does not. Therefore, the standard dictionary definition of a term will be used for the DP 3 in case a term needs to be defined.

Under coverage A, the DP 3 covers building & outdoor equipment used to service the premises if it is not otherwise covered in the policy. The DP 3 does not restrict coverage B to 10% of the coverage A limit, and does not cover grave markers. DP3's are generally on properties of lesser value.

Since DP 3s are often rented units, the personal property coverage applies to property usual to the occupancy of the dwelling and is covered while on the described location. The HO3 is much broader and covers an insured's personal property anywhere in the world.

The HO 3 provides special limits of liability for certain classes of property: money, securities, watercraft, trailers, jewelry and firearms and silverware (theft only) business property, etc. Instead of placing a coverage limit on certain items the DP 3 does not cover any of the following: accounts, bank notes, bills, bullion, coins, currency, deeds, evidences of debt, gold, silver and platinum other than gold, silver and platinumware; letters of credit, manuscripts, medals, money, notes other than bank notes, passports, personal records, securities, tickets, stamps, scrip, stored value and smart cards.

The HO 3 debris removal clause is broader. The DP 3 does not contain the following additional coverages: property removed, credit card, EFT, forgery and counterfeit money, loss assessment, landlord's furnishings, and grave markers.

The DP 3 contains exclusions for coverage A&B for the following: theft of property not in a covered structure; wind, hail, ice, snow or sleet to outdoor antennas/radios/aerials, trees, shrubs, plants; constant or repeated leakage/seepage.

Coverage C in the DP 3 includes damage by burglars as a cause of loss. There are some other minor differences in the conditions; a side-by-side comparison would readily show them to you.
